Solution 1 – Lease to Own / Rent to Own

 

  • Shorter Term Investment (1-3 years typically)
  • Must Be Capable of Qualifying For a Mortgage and Buying a Home
  • 20% Minimum Annual ROI (Return on Investment)
  • Slightly More Risky than Solution 2 (Mortgage Investing)

 

A Lease to Own involves the investor purchasing a home for a tenant buyer on a 1-3 year term, during which time the tenant buyer will be renting, living in, and treating it like their own home…since it soon will be! The tenant buyer pays a minimum of 3% of their purchase price up front for the right, but not the obligation to purchase the home for a set price at the end of the 1-3 year term                                     (which lowers the investor’s initial investment significantly).
