So here’s how we would like to work together, it’s simple:

1. You open a Self Administered Registered Plan at Olympia Trust, which will give you the ability to manage your own investment decisions while enjoying the tax benefits of a registered plan (RRSP, RESP, RRIF etc)  http://www.olympiatrust.com/plans/index.php
2. You transfer your RSP (or other registered account) to your self directed Olympia Trust account.
1. IMPORTANT – Funds are transferred, NOT withdrawn, so there are no tax implications.
3. You lend us money from this account, which we use to buy a house.
4. Your investment in secured and registered against the legal title of the property.
5. We pay you interest payments quarterly until our term together is up and we sell the house.
1. 1st Mortgage = 6% interest rate
2. 2nd Mortgage = 8-12% interest rate depending on length of term and loan to value ratio.
   
6. We pay you your money back, or you choose to reinvest it.
7. We celebrate our mutual success!
